MJCSB’s main activities are as follow:-
1. |
To conduct investigation and prepare report on Mechanical and Electrical services |
2. |
To provide consultancy services on M&E installation for now and existing buildings. |
3. |
To provide advise to client on the M&E installation and requirement. |
4. |
Managing and coordination application and supply of services into building like water supply, power supply, telecommunication and sanitary. |
5. |
Perform 3rd party review on M&E design as requested by client. |
6. |
Advising client on contractual issues on M&E installation. |
7. |
Close liaison with manufacturer and supplier to keep pace with technological development of M&E hardware. |
8. |
Close liaison with service providers and local authorities to ensure system and equipment that are designed and installed comply with relevant standards and regulations. |

Followings are MJCSB’s scope of works apply to both new installation and existing buildings :- |

Pre-contract |
a) |
Attending meeting with client, architect, Civil and Structural Engineer and Quantity Surveyor to establish M&E requirement and work scope. |
b) |
Visiting proposed construction site to established best incoming route for water, power and telecommunication system into the building. |
c) |
Designing M&E system, preparing tender drawing and specification. |
d) |
Preparing documents, bill of quantities and installation cost estimate. |
e) |
Managing the calling of tender. |
f) |
Evaluating tender and preparing tender report to the client. |
g) |
Preparing contract document and distributing to relevant parties and ensuring Performance Bond is received from contractors. |
Post-contract |
a) |
Attending site meeting, technical meeting and client – consultancy meeting. |
b) |
Review, comment and approving construction drawings and shop drawings submitted by contractor before commencing works. |
c) |
Review, comment and approving M&E hardware and equipment submitted by contractor before commencing works. |
d) |
Managing and supervising contractor’s work at site ensuring compliance with contracted requirement. |
e) |
Preparing progress of work report and recommending progress payment claim submitted by contractor. |
f) |
Issuing Engineer’s Instruction and Work Variation order as required. |
g) |
Attending Factory Acceptance Test for M&E equipment and plant and producing report. |
h) |
Performing Inspection, testing and commissioning of M&E system installation at site or at factory. |
Post-completion |
a) |
Review, comment and approved As-Built Drawings and Operation and Maintenance Manual submitted by contractor. |
b) |
Review and inventorized M&E plants and equipment. |
c) |
Joint inspection with client and producing installation defect list. |
d) |
Managing handling over process, preparing handling over notes, Certificate of Practical Completion and Certificate of Final Account and approving. |
e) |
Reviewing and approving Maintenance Work scope and Maintenance Schedule submitted by contractor. |
f) |
Issuing completion report on repair of defective works during defect liability period. |
g) |
Advising the client on the need of competence personnel to operate and maintain plants and equipment if necessary. |
h) |
Advising the client on the need of signing long-term schedule maintenance contract after the completion of free maintenance period. |
